There are so many great things to know about living in Suwanee, GA, but today I am going to tell you the top 5 things you need know about this town which, by the way, has been named MULTIPLE times as one of the best places to live.…not just in Georgia, but in all of America! So, what makes Suwanee such an awesome place to live?

Well, before we dive right in to the top 5 things you need to know about Suwanee, I wanted to give you a little overview of this happening little city. Suwanee, GA is located mostly in Gwinnett County, but it also has a few zip codes in Forsyth and Fulton Counties. It is about 40 minutes north of Atlanta and just off of Interstate 85, which provides easy and convenient access to downtown Atlanta. Lake Lanier is only 15 minutes up the road and the beautiful North Georgia Mountains are less than an hour away. Suwanee is considered one of the most desirable places to live in the Atlanta region and has been named by several national publications as one of the best places to live and raise families. The population of Suwanee is close to 20,000. This area enjoys all four seasons, with an abundance of spring flowers and typically only a little bit of the white, fluffy stuff in the winter. So, if you live here, you can safely put away your snow shovel! But on the flip side… Well, OK,  l have to admit that it can get a LITTLE warm and sticky during the summer months (I mean Its called HOTlanta for a reason!)); but you also need to consider our mild winters, where the average high during the coldest month of January is 52. Suwanee residents have close access to great medical care. Two Gwinnett Hospital Systems are within 10 minutes of Suwanee in either direction. And world-class medical facilities, such as Emory University and Northside hospitals, and world-renowned physicians are close-by, too. And y’all, southern hospitality isn’t a myth – it’s alive and well in Suwanee, GA! If all of that alone isn’t enough to get you to move here, then let’s get right to our Top 5 Reasons!

Number 1 – Homes in Suwanee GA

Suwanee has a variety of housing options to fit an array of budgets and lifestyles. The median home value for the area is $308,900, but with options in all price ranges. Our out-of-state buyers are usually very pleasantly surprised at the amount of house they can get for their money. Here are just a few of my favorite places to live in Suwanee…

The subdivision of Laurel Springs is a gated, golf course resort-style community with several distinct neighborhoods. It has all of the amenities that you could want as well as a clubhouse and an 18-hole golf course designed by Jack Nicklaus. The median house price here ranges from $900k-$2 million.

Morningview subdivision is a community of about 1100 homes and it is divided into several smaller subdivisions and has price points from about $425k-$880k. The beautiful swim and tennis community offers plenty of walking trails, a pretty pond, and lots of family activities including an active Swim Team.  

The Landsdowne subdivision is a 196-home subdivision and has a very large active swim team. So, if your kids love to swim, this would be a great neighborhood to call home! The median home price here is around $550k. 

If you are looking for more of a scenic place to live then you need to check out Rivermoore Park. One third of this subdivision is dedicated to parks and recreation space! That’s a whopping 120 acres which includes 2 lakes! It is also located just steps away from the Chattahoochee River. The amenities here include tennis courts, an olympic size pool, a 9 hole putting green, basketball courts, and an extensive children’s playground.

I have just touched on a few of the wonderful, amenity-filled subdivisions that Suwanee has to offer. There are so many more homes in Suwanee GA, but I definitely don’t have time to mention them all! Feel free to reach out to us to hear more!

Number 2 – Suwanee Town Center. The well-known, symbolic heart of the community is the downtown Suwanee Town Center.  With its 10-acre urban-style park, Suwanee Town Center is an award-winning location of more than 63 acres that features a huge open greenspace area, three connecting walkways, and the largest splash fountain. The Town Center also has a large performance stage with a 1,000-seat amphitheater. One of the agents on my team has loved going to the amphitheater as a family to watch movies on the lawn, see school performances and live concerts! Suwanee Town Center is a very popular gathering place that provides a space for many events including concerts, festivals, 5k runs, and a thriving farmer’s market.  They even host events for beer drinkers and dog lovers! To celebrate the vibrant community, the town also holds an annual Suwanee Fest, which often attracts large crowds of up to 40,000. Whenever I drive by the Town Center there is ALWAYS something going on! What’s not to love about a downtown that is full of community, entertainment and a never-ending list of things to do?

Number 3 – The Suwanee Greenway. For a taste of the outdoors, visiting the Suwanee Greenway is a must! This is a signature Gwinnett County trail of four miles that explores wooded areas, wetlands and amazing wildlife. Connecting nearly 400 acres of parkland, this outdoor haven is a must-visit attraction featuring beautiful scenery that provides a great spot for a refreshing stroll, a bike ride or just a trip to go turtle watching!. This area also connects to the Town Center for those who enjoy a day of energetic outdoor activity followed by a visit to the town’s bustling downtown area. 

Number 4 – The Parks! Let’s start with George Pierce Park which is the largest city park in Suwanee. It is a popular outdoor destination, perfect for families with children, dogs, runners and walkers who enjoy nature views. The park features a wide set of amenities including a community recreation center with a senior recreation wing, indoor walking track, several sports fields, playground, pavilions, various trails and the Ivy Creek Greenway which features a beautiful pond and convenient benches along the trail, as well as charming, woodsy picnic areas throughout. This 2.5-trail has a winding path with boardwalks and paved trails that lead through peaceful wetland where you can get glimpses of some wildlife and waterfowl. Even though it is only a 2.5-mile trail (which is plenty for me!) it also links back to the Suwanee Greenway for those of you who want to take a longer route.

The second park to mention is Sims Lake Park and it is one of my favorites. This park has wonderful walking trails, a quaint pavilion with picnic tables and an amazing children’s playground. When the kids were younger, we often brought a picnic lunch for ourselves and bread for the multitude of ducks and geese who LOVE all of the attention! In the middle of this 62-acre park is a beautiful seven-acre lake bordered by a 0.5-mile looped trail, which is easy for the littles to make it around! Paved trails within Sims Lake Park wander through scenic woods and fields for a breathtaking walk through nature. This park provides a great place to take the whole family for an afternoon of fun!

Number 5 – The Schools. The Gwinnett County school system is widely regarded as the best in the state and has twice won the prestigious national Broad Prize. Rated Number 1 best public high school in GEORGIA by Niche.com is Gwinnett School of Mathematics, Science & Technology. This is actually located very close to Suwanee in Lawrenceville, but this school accepts students from nearby areas. Other high schools located in Suwanee include Lambert High School, which was rated as the #1 public high school in Forsyth County and North Gwinnett High School which was rated as the #2 public high school in Gwinnett County. The elementary and middle schools located in Suwanee also have very high ratings on Niche.com. Suwanee is also very close to a multitude of private options including Pinecrest Academy, Wesleyan School and Perimeter Christian School. So, there is no need to worry about your little ones getting a solid education here!
